Living in Fiddlesticks:
Cambridge's Most
Underrated Neighbourhood

By Tyler Palubiski  ·  Real Estate Broker  ·  Cambridge, Ontario

If you're moving to Cambridge and you have kids, Fiddlesticks might be the most underrated neighbourhood in the entire city. Great schools, Shades Mill Conservation Area in your backyard, six minutes to the 401, and a community that genuinely feels like one. It doesn't get talked about enough — which is exactly why buyers who find it tend to move quickly.

Where Is Fiddlesticks?

Fiddlesticks sits in the North Galt area of Cambridge, framed by Townline Road, Franklin Boulevard, Canamera Drive and Avenue Road. It's one of those neighbourhoods that manages to feel tucked away and remarkably convenient at the same time. The 401 is six minutes away. Downtown Cambridge is ten minutes. Toronto Pearson Airport is roughly 50 minutes on a good run — which makes it a genuinely practical address for anyone who travels regularly or commutes into the GTA. For GTA buyers specifically, this is one of the best-positioned neighbourhoods in all of Cambridge. Read our full GTA to Cambridge guide →

About 30% of Fiddlesticks residents are between the ages of 30 and 54 — and a large proportion of the population are families. That's not a coincidence. It's a direct result of the schools.

The Schools — A Rare Concentration

It's genuinely rare to find a neighbourhood where both the public and Catholic school options are this strong, this close. Fiddlesticks delivers on both sides of that equation and it's a primary driver of why families keep choosing this area over other Cambridge neighbourhoods. All of the schools serving Fiddlesticks carry strong local reputations and are rated highly by the Fraser Institute — an independent school ranking resource many families use when evaluating neighbourhoods.

Having four solid elementary schools covering both boards within the neighbourhood, plus St. Benedict at the corner of Franklin and Saginaw for Catholic high school students, is a setup most Cambridge families would be very happy with. Preston High School requires a bus for public high school students — worth knowing before you commit.

Shades Mill — The Backyard Most Neighbourhoods Dream About

If there is one thing that sets Fiddlesticks apart from every other family neighbourhood in North Galt, it's the access to Shades Mill Conservation Area. Eighty acres of conservation land with year-round day use, 12 kilometres of trails for hiking, biking and cross-country skiing, and a reservoir with a beach area that becomes one of the best spots in Cambridge on a summer day.

What to know about the beach

Swimming, paddleboarding, beach volleyball, BBQ areas and fishing — Shades Mill beach has it all. Arrive early on a hot day. It hits capacity quickly and once it does, you're waiting outside. This is the kind of amenity that becomes a genuine part of your lifestyle when you live this close to it — not just a place you visit once a summer.

The trail network connects to a broader system and is well used year-round. Cross-country skiing in winter, mountain biking in summer, family walks in every season. For a neighbourhood guide that focuses heavily on outdoor lifestyle, Shades Mill is the headline feature — and 85 Beasley Drive, a popular condo bungalow development right down the street from the conservation area, has become a favourite among the aging population looking to downsize without giving up access to nature.

The Housing Stock — Something for Every Stage

Fiddlesticks is predominantly known for its two-storey homes built by Reid's Heritage Homes in the 1990s — well-built, established properties on good lots that have held value consistently. The north end of the neighbourhood features a smaller Mattamy subdivision from the early 2000s.

More recently, where the old Saginaw Golf Course once sat, Laurel Crest Homes is putting their stamp on the neighbourhood — giving buyers a new construction option within an established community, which is a rarity in Cambridge.

Along the borders of the subdivision you'll find townhouses and semis for buyers entering the neighbourhood at a lower price point. And for those looking at condo living, there are several well-regarded developments to choose from — all townhouse-style, not high-rise:

Condo options in and around Fiddlesticks

635 Saginaw Pkwy — Right between Saginaw School and Mother Teresa. Selling on average in the low $700s.

235 Saginaw & 199 Saginaw — Another popular option; 199 features a pool. Around the $700s.

10 Stone Cairn — A smaller, centrally located development.

85 Beasley Drive — Condo bungalows right down the street from Shades Mill. Highly popular among the downsizer demographic. One of the more unique offerings in the area.

Outside the main subdivision, Avenue Road, Deer Path and Grundy Lane are home to some of my favourite properties in all of Cambridge — custom-built estate homes on large parcels of land, many with acreage. These are in a category of their own, starting at $1.8M and up, but worth knowing they exist within the broader Fiddlesticks area for buyers at that level.

Day-to-Day Life — Amenities & Local Spots

Fiddlesticks is a residential neighbourhood first — the major retail and dining is a short drive away rather than walkable. But what's nearby is worth knowing about.

  • No Frills — Your closest grocery option. Gets the job done for everyday shopping.
  • DiPietro's — Worth the slightly longer drive. A family-run grocery store and a genuine local legend in Cambridge. Known for one of the largest selections of fresh-cut meat in the region. The kind of place you discover and then can't stop going back to.
  • Shoppers Drug Mart — Close by for pharmacy and everyday essentials.
  • Tim Hortons — Because it's Cambridge and there's always a Tim Hortons nearby.
  • Gators — The neighbourhood pub and sports bar. If you want some of the best wings in town, this is where you go. They also host Yuk Yuk's comedy nights — a solid Friday night option when you don't want to drive into the city.

The Market — Demand Speaks for Itself

Fiddlesticks has an average sale price of around $880,000 across all property types — detached homes on desirable streets will typically sit higher than this figure. Due to the desirability of the area, homes sell fast — and that's not marketing language, it's what the data shows. Let me give you a real example.

We recently sold a bungalow at 24 Cottonwood Crescent — one of the most sought-after streets in Fiddlesticks. The open house drew 28 groups. We had our first offer on the table after just 4 days on market. By day 8 we had sold with two offers in hand. The city average days on market at the time was 30 days. That's not luck — that's a neighbourhood where serious buyers are actively watching and moving quickly when something comes up.

“If you're serious about buying in Fiddlesticks, you need to be ready to move. This isn't a neighbourhood where you can take two weeks to think it over. The buyers who win here are the ones who have their financing sorted, know their numbers, and act when the right property appears.”

Is Fiddlesticks Right for You?

Fiddlesticks is a natural fit for families with kids — the schools, Shades Mill and the community feel make it one of the best family neighbourhoods in Cambridge, full stop. It's also a strong choice for GTA buyers who need reliable 401 access without sacrificing quality of life, and for move-up buyers stepping out of a townhouse or condo and into their first detached home in a neighbourhood they'll actually want to stay in.

Fiddlesticks is likely a great fit if you're…

• A family with school-age kids who want both public and Catholic options close by

• A GTA buyer looking for 401 proximity and a genuine community feel

• A move-up buyer ready for a detached home in an established, well-kept neighbourhood

• Someone who values outdoor access — trails, conservation, a beach — as part of daily life

• A downsizer who wants bungalow condo living with nature right at your doorstep
