Unlike first-time buyers, move-up buyers do not qualify for the Ontario LTT rebate. Land transfer tax is one of the most commonly underestimated closing costs in a move-up transaction. On a $800,000 purchase, for example, you're looking at approximately $12,475 in provincial land transfer tax — due on closing day.
If you're buying in the City of Toronto, you'll pay both the provincial LTT and Toronto's Municipal Land Transfer Tax — which uses the same rate structure, effectively doubling your land transfer tax bill. Toronto first-time buyers receive a separate municipal rebate of up to $4,475. Note: Cambridge, Kitchener and Waterloo do not charge a municipal LTT.
