Living in Preston:
Cambridge's Most
Overlooked Neighbourhood

By Tyler Palubiski  ·  Real Estate Broker  ·  Cambridge, Ontario

Preston doesn't get talked about the way West Galt or Hespeler do. It doesn't have the heritage mystique of Galt or the community pride of Hespeler. What it has is something arguably more useful: the best location in Cambridge, the most affordable detached homes in the city and a King Street that quietly punches well above its weight. Preston is established, overlooked and genuinely undervalued — and the buyers who figure that out tend to be very happy they did.

01

Where Is Preston?

Preston sits in the geographical heart of Cambridge, nestled between Galt to the south and Hespeler to the north. King Street runs through its core, the Speed River borders its eastern edge and it connects to virtually every part of Cambridge without needing to cross through any congested corridor to get there.

That central positioning is Preston's most underappreciated asset. You are equidistant from multiple 401 on-ramps. Heading east toward the GTA, Townline Road and Hespeler Road are both close. Heading west into Kitchener-Waterloo, you're equally well placed. For buyers who commute in either direction — or who work across multiple sites — Preston's central location is a genuine practical advantage that no other Cambridge neighbourhood offers to the same degree. Downtown Cambridge is ten minutes south. Uptown Waterloo is fifteen minutes north. Preston is genuinely in the middle of everything.

02

An Established Community That Knows Itself

Preston was its own town before amalgamation in 1973, and like Hespeler, it has retained a distinct identity within Cambridge. It's not as vocal about that identity as Hespeler — Preston is a quieter kind of community pride — but the character is there. Established streets, mature trees, neighbours who have been on the same block for decades.

The buyer mix reflects that stability. You have commuters drawn to the central positioning — both GTA-bound and KW-bound — who value the access and the price point equally. You have first-time buyers and young families who want a real detached home in Cambridge without paying West Galt or Fiddlesticks prices. And you have long-term residents who grew up here, moved away and came back.

“Preston is the neighbourhood that Cambridge buyers discover after they've been looking for a while. Once they figure out what the price buys them here relative to anywhere else in the city, the decision usually becomes straightforward.

03

King Street — More Than a Main Street

King Street is Preston's spine and it has more going on than most people outside the neighbourhood realize. This is not a strip mall. There are real local businesses here with regulars, character and staying power.

  • Cambridge Restaurant — The go-to for breakfast or lunch in Preston. The kind of spot that's been feeding the neighbourhood for years and isn't going anywhere. If you're visiting Preston for the first time and want to get a feel for the community, this is where you go.
  • Wavemaker Brewing — A craft brewery with genuine local roots. Good beer, a solid rotating event calendar and the kind of place that becomes part of your social rhythm once you live nearby. The brewing scene in Waterloo Region is strong and Wavemaker is a worthy local representative of it.
  • Lucky's — Preston's neighbourhood restaurant and bar. The local spot you end up at after a Saturday afternoon, after a hockey game, after a long week. Every neighbourhood needs a place like this and Preston has a good one.

King Street is not Uptown Waterloo and it's not trying to be. It's a working main street with local businesses that serve the community. That's exactly what it should be.

04

Riverside Park & the Speed River — Preston's Outdoor Asset

Riverside Park sits along the Speed River and is one of Cambridge's most genuinely used green spaces. It's the kind of park that becomes part of your weekly life rather than a destination you visit twice a year — walking trails, river access, open green space and the kind of setting that makes a neighbourhood feel like more than just a collection of streets.

The park is also home to the Cambridge Ribfest — one of the city's most popular annual events. For a few days every summer, Riverside Park becomes the centre of Cambridge social life. If you're new to the area and want a quick read on what Cambridge community events feel like, Ribfest is the one to attend.

Speed River trail access

The Speed River trail system runs through Preston and connects to the broader Cambridge trail network. Walking, cycling and running along the river is a genuine part of daily life for Preston residents — not an occasional weekend activity. The trail connectivity between Preston, Hespeler and beyond makes it one of the better-connected communities in the city for outdoor access.

The Real Estate — Cambridge's Best Value

This is the part of the Preston story that doesn't get told enough. Preston consistently offers the most affordable detached housing in Cambridge — and the market data shows it moves fast when priced right.

Schools — Public & Catholic Options

Preston is served by both the Waterloo Region District School Board and the Waterloo Catholic District School Board, with elementary options within the community and secondary school access nearby. For current catchment boundaries and school ratings, the Fraser Institute rankings and the respective board websites are the best starting points. Always verify directly with the board before making decisions based on school zones.

07

Is Preston Right for You?

Preston suits buyers who have done their homework. The ones who look past the lack of hype, understand what the location actually gives them and recognise what the price buys relative to the rest of Cambridge. Those buyers tend to be very happy here.

Preston is likely a great fit if you're…

• A commuter going to either the GTA or Kitchener-Waterloo — the central location serves both directions better than any other Cambridge neighbourhood

• A first-time buyer who wants a real detached home in Cambridge at the most accessible price point in the city

• A young family who wants established streets, river trails, Riverside Park and a main street with actual local character

• A move-up buyer stepping out of a condo or townhouse who wants more space without paying a premium for a name neighbourhood

• A buyer who has been looking in Cambridge for a while and keeps getting priced out — Preston is where the search often ends up, and usually ends well

For context on how Preston compares to other Cambridge communities, the West Galt guide, Hespeler guide and Fiddlesticks guide are all worth reading alongside this one. And if you're coming from the GTA, the Cambridge relocation guide covers the full neighbourhood comparison in detail.
